Is There a Thai Visa That Allows Foreigners to Own Land?

Here recently, I have had a few questions recently from people asking hey are there any visas where foreigners can come to Thailand and actually own land? We discussed this at length some time ago when they were kind of formulating the Thai LTR Visa, the Long-term Residence visa, which as we have discussed at length and I don't mean to sound like a broken record, is not really a Residence Visa; it is sort of like a really long Tourist Visa, that's how I look at it. That said there was some talk at the time that those that had met certain financial criteria might be able to avail themselves of land ownership in Thailand in connection with that Visa scheme. Now that was pretty abruptly halted for political considerations here in Thailand. Again foreign land ownership in Thailand is a hot button political topic and that particular ideal being floated, the bubble of that idea was quickly popped and that was going on roughly two years ago.

That said, I thought of making this specific video after reading a recent article from the Pattaya Mail, that is pattayamail.com, the article is titled: Several neighbouring countries compete with Thailand for foreign retirees. Quoting directly: "Thailand offers a multiplicity of long-term visas for women and men well past the first bloom of youth. They include annual extensions of stay, the 5 - 20 years Elite Visa and the 10 years Long Term Residence (LTR) each of which has its own scale of charges with assorted pluses and minuses. None of them allows direct ownership of land by foreigners nor guarantees a path to Permanent Residency or citizenship." 

So again unequivocally, there is no Visa, there's no like magic bullet Visa that will allow you to own land in Thailand. As we have discussed in other videos, land ownership in Thailand is highly, highly restricted from foreigners specifically. They don't want, Thai nationals at a policy level if you will, don't want foreign nationals owning land. Quite honestly as a naturalized Thai, I don't like the idea of it either frankly. 

That being said, there was talk of that in the past but no, as of the time of this video there is no visa that provides some sort of solution whereby a foreigner can own land here in the Kingdom of Thailand.  

Real estate can be an extremely fraught endeavour if you will for a foreign national or foreign nationals here in Thailand. Those who are looking to purchase real estate be it a condo, be it some other type of real estate, there are all types of examples, some sort of structure. As we have discussed in many of our videos on this channel, it is rather difficult for a foreign national to own land specifically in Thailand but even then, depending on the situation or the facts in a given case, there may be some sort of legal structure that can get someone just as many rights or effectively give them the type of enjoyment or control over a piece of Thai property that they otherwise want. So the reason I am making this quick little bumper here, is to tell people, look at the end of the day you are probably going to need legal assistance in doing the due diligence. It is probably not a terrible idea to contact a legal professional, gain some insight and guidance into how best to proceed.
