Can a Foreigner Own a House in Thailand?

As the title of this video suggests, we are asking can a foreign national own a house in Thailand. The thrust of this video, the title of this video might be somewhat misleading insofar as we are talking specifically about the house. Let me get into this.
I thought of making this video after reading a recent comment on our channel. Quoting directly: "I would like to say that you did not explain what the title of your vid. says. Can "foreigners" "own" a "house" but you went on about land stuff. I know the land thing is problematic but can foreigners actually "own" the "house"? Do they actually have ownership of said house?" Yeah, i guess I didn't make that overly clear in the prior video.
Yeah, the actual structure, there can be a title bifurcation wherein a Thai national would retain land ownership, so basically they own the land, they own the real estate and then yes it is possible to go ahead and bifurcate title and allow a foreign national to actually own the structure of the house. So yeah that is possible, we have discussed that. Things like usufructs can be also implemented so that a foreign national can sort of have lifetime usage rights of a given piece of property for the duration of their life, that is also something that can be very useful. But yeah, the short answer to the question here is yes it is possible for a foreign national to own a house in Thailand, notwithstanding the fact that they may not be able to actually own the land.
