Thai Foreign Condo Market "Quiet at the Moment"?

As the title of this video suggests, we are discussing the foreign condo market in Thailand. For those who are unaware, foreigners can own condos in Thailand notwithstanding the restriction on foreign real estate ownership here in the Kingdom pursuant to the Thai Condominium Act. There are quotas associated with condos here in Thailand so foreigners can only own condos 49% of an overall development with 51% being reserved for Thai Nationals but, and this is key, foreign nationals can obtain foreign freehold title. They can obtain a Chanote, a Chanote title. That is freehold title to a condo in Thailand under the Thai Condominium Act. 

That stated, a recent article from thaivisa.com, the article is titled: Real Estate: Foreigners Told that 2021 is a Golden Year for Investment in Condos. Quoting directly: "He admitted," and he is Saengphin Sukhee of Fraser's Property Home (Thailand), so quoting further: "He admitted that the foreign condo market was very quiet at the moment but he wanted to see the government encouraging foreign investment and saw great potential for people buying in tourist areas such as the Thai capital Bangkok, Pattaya, Phuket and Chiang Mai." As I have noted in other videos, the time is pretty good. This is definitely a buyer's market right now. A lot of bargains out there especially in the foreign condo market for folks who are looking to snatch up a home or possibly a rental property here in Thailand and for those who are looking at that yeah now is a pretty darn good time. I have never seen prices this low depending on what you are looking at. Yes, while again I find it funny, a year ago people including myself were presuming “this will all will be over in a month, this will all be over in 2 months”. Here we are a year out and we are still dealing with a lot of this.

Now I think people have switched gears and they think this is never going to end. There is kind of almost a presumption this is just going to go on and on. Well if we have learned anything from last time, it is that the only constant is change; things can and will change. I suspect we are going to see that sooner rather than later and that being said, folks that avail themselves of certain opportunities during these relatively bad times for the property market, could find himself sitting on something really valuable down the road.
