Thai Condominium Issues in Wake of Earthquake Aftermath?

As the title of this video suggests, we are discussing condominiums here in Thailand and specifically issues pertaining to earthquakes and things that have happened. We have had problems here at the firm. I've had multiple pipes now break as a result of stuff that has happened from that and that has just been real fun, and then some structural stuff, we have got some cracks and things we still haven't looked at. You get on with it; you have just got to deal with it. 

That said, I thought of making this video after reading a recent article from the Pattaya Mail, that is pattayamail.com, the article is titled: Deluge of fake news about Thai earthquake swamps the internet. Quoting directly: "There have been unnumerable messages from condominium owners all over Thailand, but currently abroad, asking friends or next of kin to send a message to say the building has not been damaged." Yeah look, I have gotten a bunch of emails from people that are saying hey, we have got leak, we have got to deal with this, that and the other thing. Some of this stuff is something maybe a lawyer can assist with and some of these cases, I actually sent an email to a guy where I said, "you need to hire a handyman”, yeah we can later deal with the juristic person or whatever if it was their obligation to do XYZ. But to let whatever damage has happened continue in the case of like a burst pipe or something, let the water just keep flowing, that's not a great strategy if you will. So the lawyers might not be the first call you want to make on some of these issues. 

Now that said, there may be some violations and things associated with common areas, juristic person duties, a tenant may have messed something up in a place that you are renting, or you may have to deal with fixing something for a tenant; there may be legal issues that pop up there. But that said, I think the better rule of thumb under current circumstances, if you have got an issue associated with property damage or whatever, the first thing to do is, well if it's ongoing damage, again like a burst pipe, call somebody, fix that first before you call the lawyers.
