How Many Condos Can I Own in Thailand?

As the title of this video suggests, we are discussing condos in Thailand. A question that sometimes comes up, I oddly enough have had this asked of me three times last week, "How many condos can I own in Thailand?" The answer to that is well it depends. For those who are unaware, Thailand currently under the Thai Condominium Act has a rule regarding foreign percentage ownership within a given compound, within a given what is called a Juristic Person in a condominium unit. So when we say the compound, let's say you have a condominium complex and it has a hundred units in it. Under Thai Law it has got to be no more than 49% foreign owned and it has got to be no less than 51% Thai owned to comport with the Condominium Act. So in theory, in a hundred unit complex, a foreigner could own 49 of those units; in theory if they had the resources to own all those units. 

Meanwhile, if you are owning condos throughout the country; I have a fair number of acquaintances that actually rent condos here in Thailand. They own them and they rent them to other people, you can own in theory as many condos as you want in various complexes so long as the foreign ownership never exceeds the 49% ratio in any one complex. So as long as it is within the quota for any one complex, you can own as many throughout the country as you deem appropriate. 

So I have had people ask me that. I don't know why that is a major concern but yeah it is possible to own multiple condos, as many as you want, so long as they comport with the provisions of the Thai Condominium Act here in the Kingdom of Thailand.
