Can I Buy a Thai Condo "Contract for Deed"?

As the title of this video suggests, we are discussing Thai Condos and the concept of what I call "Contract for Deed". In a sense, this could be a lease agreement but essentially what I call "Contract for Deed" going back to Kansas is basically just, you have a contract with somebody; you are going to pay them X amount of money every month basically and then when you pay it off and oftentimes there is a down payment, when you pay it off you go ahead and that property reverts to the person who has been doing the paying basically, the buyer if you will. Now you can call that a mortgage because in a sense it really is but I have always heard it oftentimes colloquially called "Contract for Deed". It might be an attached mortgage on the property. In fact most "Contract for Deed" situations that is what I have usually seen in the US context. 

Here in Thailand conceptually this is possible but you need to be very well aware that the formalities in Thailand not only associated with the transaction itself as it is ongoing but also the ultimate registration at the Land Office for that transaction needs to be carefully done so as to make certain that the title properly passes and again it might be better to go ahead and use a Thai mortgage structure. It is all going to be based on circumstances but again yeah, conceptually this notion of "Contract for Deed" can exist in a condo context. Something else to bear in mind, foreign nationals in Thailand unlike other types of real estate, foreign nationals gain freehold title to Thai Real Estate specifically condos under the Thai Condominium Act. So yes, it is possible to do something that we would conceptually call a "Contract for Deed" transaction in the context of a condo here in the Kingdom of Thailand.
