Banking Documentation for Foreigners in Thai Condo Sales

As the title of this video suggests, we are discussing condo sales. We are discussing specifically banking documentation associated with foreign nationals looking to buy a condo in Thailand. Why are we talking about this? It doesn't seem to really be pertinent.
Well in Thailand, under the Condominium Act it is possible for a foreign national to take freehold title; that is to own free and clear title, what you might call fee simple in a common law context or freehold title to a condo in Thailand. Notwithstanding the restrictions on foreign real estate ownership, it may be possible to do that depending if the condominium unit comports with all of the provisions of the Thai Condo Act. There is also banking associate with this. Funds need to come in from abroad and proving up the funds, proving up the source of funds if you will, is a major component of the overarching condo transfer if you will.
So the thing to take away from this video is there is going to specific kinds of banking documentation associated with proving up the source of funds which will be relevant in the actual closing, the actual property transfer at the Land Office associated with the condo. So you need to make sure the formalities associated with the banking documentation comport with the Thai Condo Act so you can get your freehold title secured. It is really, really important.
