Are Condos Still the Best Bet for Expats in Thailand?

As the title of this video suggests, we are discussing condos in Thailand and whether or not they are the best option for Expats here or they remain the best option. The reason I am bringing this up, there has been a lot of talk lately especially surrounding the so-called LTR or Golden Visa, the Long-Term Residency as it has been called. As we have noted many other videos it is not really a Residence Visa; it does not provide Permanent Residence in Thailand; it is just a 10-year Visa. There are many perks that have been kind of bandied about with respect to discussion on this type of Visa category. One of the big ones has been a discussion on whether or not you can get freehold title to land in Thailand associated with an LTR Visa. It appears, at least as of the time of this video, that is not going to be possible. I've read the announcement from a Spokesperson from the Land Department, April last year when this was first talked about where they said, "no, that's not going to be happening", so it remains to be seen. In old discussions of it, the discussion centre around the fact that if there was going to be landownership allowed the minimum price would be a minimum of 40 million Baht or roughly a million US dollars. So it is probably going to be a fairly narrow subset of people who are going to be able to enjoy that particular provision. Again it has not come to pass, let's be clear on that. 

So the question remains, "Is a condo still the best bet for an expat?" Well if you want to own freehold in Thailand and you are not a Thai, pursuant to the provisions of the Thai Condominium Act it is possible to own a freehold title so long as it meets the requirements under the Act. There are certain quotas associated with ownership within a condo development; there are certain rules regarding sort of the overall kind of equity ownership in the underlying juristic person, so it is good idea to do the due diligence with respect to condos but understand this and understand it well, yeah it is possible to have freehold title to a Thai Condo and that can be a major benefit to any foreign national here in the Kingdom of Thailand.
