As the title of this video suggests, we are discussing Thai Real Estate contracts. This is something that if you are a foreign national looking to purchase say a condo or to get some sort of ownership or some sort of usage rights to real estate here in Thailand, contracts are really important. 

Quite frankly, it is probably a good idea to contact a legal professional before getting into any kind of contract like this because I find a lot of foreign nationals make a lot of presumptions and assumptions about the way that a contract will operate or the way Thai Law is going to operate. To be clear, I am a Thai citizen but I am not a Thai Attorney. I don't practice in the Thai Courts. I do assist the Thai Attorneys here in our firm, sometimes that they are dealing with things but as far as Thai Law they deal with that exclusively. 

Long story short and the thing to take away from this video, these Real Estate contracts may look pretty straightforward to a layperson especially one of foreign nationality that has not got a lot of experience dealing with things in Thailand. It would be a really good idea to get somebody who has dealings and has dealt with the legal system here and an Attorney in fact to review these things because things that we presume in our legal system for example the Common Law Legal System in say the United States or the sort of the Anglosphere or the Commonwealth, those notions may not operate at all in Thailand or they may operate very differently comparatively. So it is not a terrible idea to gain some guidance into how best to perceive regarding a contract for Real Estate here in the Kingdom of Thailand.
