Do the Chinese Own "Half of All" Condos in Pattaya?

As the title of this video suggests, we are posing the question "Do the Chinese own half of all condos in Pattaya?" I thought of making this video after reading a recent article from Asia Times, that is asiatimes.com, the article is titled: Thailand grapples with allowing more Chinese landowners. Let's be clear, there has been no development with respect to foreigners owning land in Thailand. We haven't seen any announcements with respect to that. There has been discussion basically thinking about it, they are pondering it, but as we saw about a year ago, I think going back a year ago June, there was even an announcement from an Officer at the Land Office that said "no there's nothing in the works about doing that and we are not really looking at doing that in the future". Now there have been developments on that since then. As I have stated in other videos, I am pretty skeptical that this will come to pass for a variety of different reasons but we will leave that alone for now. 

In any event, the reason for the video, quoting directly: "As a popular tourism destination and as part of the Eastern Economic Corridor, many investors from China have plowed into Thai property, so much so that half of all foreign owned condominiums in Pattaya City, one of the countries tourist destinations, are under Chinese proprietorship." I think they mean ownership, but okay. Half of all foreign owned condominiums in Pattaya City! Wow! That is huge. I would love to see the numbers from whence they got that but okay let's presume it's true. Yeah that is a substantial amount of the condo ownership in Pattaya and it seems, well I mean obviously they are a major consumer base in the Thai property market so I would think that long term, we will probably see more Chinese ownership of Thai Condos. Of course, that is not necessarily a foregone conclusion. They have been effectively closed out of Thailand for a couple years and it looks like they remain closed out of Thailand at least for the foreseeable future. So again we don't know exactly where this is going to play out but it is interesting. It is also my understanding the Chinese primarily do not buy in order to reside, they generally buy as an investment and then down the line sell that investment oftentimes at some kind of a profit. 

So interesting. It will be interesting to see how this develops within the Thai property market but we will keep you updated as things evolve.
