Condo Price Disparity in Thailand?

Transcript of the above video:

As the title of this video suggests, we are discussing Condo Price Disparity in Thailand. I have talked to a number of folks especially as we have kind of seen the country starting to open up. It has been nice to see some folks that I haven't seen for a while in some cases or tourists coming in, things like this and some of them have been talking about possibly buying a condo and there are some bargains to be had out there.

But as you can see, in some of the comments on some of our videos we have done about condos, there are risks associated with condos most notably it is possible to get a "bum steer" as they say and to get into a situation that is not overly optimal. You might be in a Juristic Person that is not taking good care of the grounds; it might be a situation where you get into a negative feedback loop where there is not enough people sort of paying their dues on a given condo complex. These things happen. There are things that need to be weighed out as far as a cost benefit or a risk assessment of buying into a Thai Condo.

The purpose for this video is more about price disparity. I have noticed people saying "well, I was looking at a place in Bangkok and one place was 15 million Baht for a condo and the other place it was like half that for the same space and roughly the same parameters of the building." Then when you dig into it a little bit you find out well actually the Condo that was quite a bit more expensive was on the BTS Corridor; it might have had an actual walk out to the BTS. In this case where I was talking to somebody about this, these price disparities can be substantial and they can be based on a number of different factors. So it is kind of interesting. Now I would say even I don't usually like to get into the notion of these things as an investment but I would definitely say things close to mass transit or just connected right into mass transit, they can be much more enticing to future buyers which can result in that that particular unit holding on to value long-term. There is a lot to look at but yeah there can be a major disparity in pricing when it comes to condos here in the Kingdom of Thailand.
