Taxes on Leased Property in Thailand?

As the title of this video suggests, we are discussing taxes on leased property here in Thailand.

What we are talking about here actually pertains a lot to those who are leasing property and that would seem strange because you are saying well isn't that a tax on the landlord? Yes it is and for this reason we oftentimes have people come in and they are jumping for joy; they have set up their Company; they got their Work Permits and everything and now they are going to move their Company onto this piece of property and they really like it, they really like the building: they really like whatever, sometimes it is a house, in certain cases but in the end they can't get the corporate domicile done. The reason is the landlord doesn't want to do it. Oftentimes this comes down to a tax issue. If the corporate domicile is moved on to that particular piece of property, then that changes that landlord's tax base essentially. It can it can change their tax assessment and I can tell you from personal experience, landlords aren't real keen to do that, they don't really like doing that.

So again it is going to be circumstantially dependent. Not all landlords feel this way. It is going to depend on the situation but one thing to think about when you are looking at leasing here in Thailand, especially if you are doing it from a commercial standpoint, you are looking to operate a small business here in Thailand for example, you want to go ahead and ascertain whether or not you can even get domiciled on that particular piece of property because the landlord may have an issue with it due to taxes.
